Frequently Asked Questions

Q1 - What is an individual lease?
A1 - Each resident is responsible for the rent on his/her bedroom(s). If one roommate moves out, the remaining are not responsible for the rent or damages for his/her bedroom.

Q2 - What is roommate placement?
A2 - You can select your roommate using the information from a "Roommate Preference Card" otherwise they will be placed according to apartment size and gender requirements.

Q3 - How do I pay my rent?
A3 - Rent is due on the first of each month. Rent can be paid by mail-in of personal check or automatic withdrawal, money order, or credit card for a fee. No CASH!

Q4 - What if I need to break my lease?
A4 - We do not offer any type of lease buy-out. However, residents may assign the lease for their bedroom to a new resident provided they meet the rental criteria.

Q5 - What if I do not return to school for the spring or summer semesters?
A5 - Residents are responsible for paying out the remainder of the lease term regardless of health, family, or student status. You can assign your lease to another individual, however, you are still liable if that person does not pay.

Q6 - What if I need maintenance in my bedroom or apartment?
A6 - Residents may fill out a Maintenance Request Form found on the web or in the management office or email.

Q7 - What about insurance in case of fire, theft, or natural disaster. Are my belongings covered under my lease agreement?
A7 - Personal damages are NOT covered. Renter's insurance is strongly recommended, in most cases it can be added to your automobile insurance.

Q8 - How will I receive my mail?
A8 - The US Postal Service delivers to the locked mailbox designated by the office for each apartment. Packages are received in the office and require a signature for release.

Q9 - Do you offer security?
A9 - We cannot control the actions of other people, so we cannot guarantee your safety or security. The security of yourself and your belongings is the responsibility of you and the local authorities.

Q10 - What is an installment of rent?
A10 - There will be a total rent amount for the entire lease term. You can pay that total amount at one time or in monthly installments, typically in 12 equal installments.

Q11 - Are there rules for the community?
A11 - Yes, we have numerous apartment and community guidelines that were designed to make living near many other people enjoyable.

Q12 - How do I get my security deposit back?
A12 - Your security deposit is used at the end of your lease to pay for unreasonable wear & tear damages and/or cleaning. Any balance will forwarded to the address you give to the office.

Q13 - What does it mean to lease by the bedroom?
A13 - Leasing by the bedroom means your financial responsibility is limited to only your bedroom and your portion of the common living area.
